Most effective way to find sellers? Buyers?

Hi BP Community! 

I would like to know what is the most effective way to find motivated sellers?  Should I buy a lead list? Does a lead list give you a better advantage? Should I just drive for dollars, flyers, yellow letters, and other inexpensive methods?  

Also the same for buyers? Should I continue to attend REIA meetings and even auctions?
