Very little money, and no substantial income

Hello BP community, as the title says I have no money, and my job is tenuous at best, I'm currently working on my real estate license. I always hear about creative financing, has anyone started in a similar situation who might have some advice

Get a second job. Push your living expenses as close to zero as possible. Try working in the field before investing in the field.
