Lending advise or Hard money to fund deal?

I have been looking to house hack a duplex in Atlanta or surrounding areas.  I have not been successful in my offers and i believe thats due to the contingencies and my conventional financing. This would be my first investment and looking for creative lending advise to get this deal done asap.

just make sure you have a approval letter of financing

then you are a cash buyer

the market is tough with the folks that just buy to buy

make sure you are looking for the diamond in the rough properties

ya know the ones nobody wants to work on- they are everywhere

you need to do a lot of neighborhood driving but it does payoff

enjoy
