Where can I buy foreclosure list for Georgia

Question

Does anyone know where I can buy a timely list of upcoming foreclosures for Georgia?

I try to compile it manually but it's tedious and I get to busy.

Listsource seem to get the data too late.  For the June 6th sale, list source seems to have entered the data on May 28th - that's 9 days.  They still do not have anything for the July sale.

You have to work to dig up the diamonds. All of those list everyone else that is (too busy) or (wants it handed to them) is getting at the same time.

Another avenue is bankruptcies. Some file chapter 13 or 7 and the house is sometimes listed as protected but falls out. Once that falls out they might be facing foreclosure again as it gets transferred from lender BK department to pre-foreclosure department ( loss mitigation).

Again you will need to do work to find those deals.  No easy money out there. It is very hard money but when it pays off huge it can be very rewarding.

Sorry I have been way to busy to check BP message board.  Anyhow, I'm back.  Don its not a ploy.  I help run the largest consumer real estate database of the Tax assessors sales/mortgage deed nationwide.  I kinda know whats available and whats not.

GA is a non disclosure State. You will not have any luck getting any leads other than Trustee Sales which happen on the first Tuesday of every month. Not enough time for you.  The only options are following:

- Pre-Lis Pendons/NODS

- Absentee Vacant properties

- Abandoned properties

- Out of State owners with Equity

and so on.
