New Property Management Company looking for Advice

My husband and I have been Real Estate Investing for a few years now and own 2 multifamily properties and plan to own more. I have been the property manager for both properties and have decided to open my own property management company. I am looking for advice on how how to get investors to use me as their property management company. 

How do I find investors? 

Suggestions for how to seem more appealing then the bigger companies in my area?

What to say when I do cold call investors?

Terri,

First check with the Real Estate Board of Oregon. I think you must hold a Real Estate and or Brokers License to manage for others
