How to get Private money for startup 600-acre recreational devel?

Hi, I am new to this forum. I am seeking a private partner on a 600-acre "recreational" residential property about an hour north of Houston. I've sold $12M worth of lots at previous development within last 2-years and need advise and connections.  Any advise would be more than appreciated. Thanks!
