Prefab instead of rehab in wisconsin?

Question

Considering replacing a house rather than rehabing it. The house we own was built as a small 1 room cottage. In the 1940s. It has since been added onto several times to make it a 2 bedroom house with an odd floorplan and needs to be completely gutted at this point.

Im considering just replacing it with a basic prefab if i can find one at a price that makes sense. Anyone have any experience with costs of cheap prefab homes in southern wi? Just looking for 1500sq ft or less 2-3bed homes

check with your local zoning and make sure they will allow it. Some areas have ordinances against pre fab homes because they feel like it could be considered a trailer house. You should also make sure you know the difference between a modular home and a manufactured home. Otherwise I think it would be a great idea. My parents bought a manufactured home off the lot and got a great deal. My stepdad who was a carpenter said he couldn't buy the materials for what he paid for their house.

Consider a modular home. Goes up much faster since the house above the foundation and ground floor is built in sections (modules) in a factory and shipped to the homesite on flat bed trucks.

Modulars are indistinguishable from homes stick-built entirely on site.

@Chris E.  When you say Pre-fab what do you mean? Modular or Manufactured? huge difference.  we recently researched Modulars, and at the end of the day you only save a little time vs site built, cost is about the same in a turn key situation. Manufactured on the other hand are cheaper, but they tend to depreciate, over time, and are not conventionally        finance able,  making it difficult to sell if you need to.
