Air BNB/VRBO under a renters lease: Who's Done it?

Question

Hello, I moved to Boise, ID 7 months ago and am interested in the local short term rental marked. After listening to podcast 229 about short-term rental properties, I'd like to hear from anyone who has rented a place, then sublet it out through a short term/vacation rental situation. I understand that for this to have the opportunity to be successful, I would need to make sure this didn't break any lease agreement, but aside from that I'm interested in the details. How did it go? What were the hang ups? Any suggestions for someone trying to do this?

@Cory Mosby You need a master lease. You should review your original lease but likely it would need to be amended. I've done a master lease on a few different properties with willing landlords and it can work. I would find a master lease template or language that you like and bring it to your current landlord to discuss.

@Cory Mosby The problems with this is what if you get it running successfully and then the owner see that this will work and decides not to renew your lease and take it over, or jack up your rent?

Signing leases merely to sub-lease is not a business model and in 90% of residential leases is specifically prohibited.

You have to be very clear with your Landlord, get it in writing, ensure the home is zoned for short-term rentals, and get the property insured properly.

Throw caution to the wind and just buy a rental house.  Try doing the STR thing with that house.  If it doesn't work out, turn it into a LTR or sell it.
