How to reach out to buyers?

Question

I have a list of potential buyers in my area, but it doesn’t seem right to just email them out of the blue with a potential deal. I would like to introduce myself first and ask them what deals they would be interested in. Any general question I should be asking so I start the relationship off right?

@Jim Coleman First off how did you acquire this list?

If it's something you paid for then do what @Brian Pulaski said.  But in the conversation just spend time building the relationship on personal level.  Once there is a warm relationship you can ask him/her if you can send them your questionnaire (you can use different word if you like).  Basically I have a Google Docs form that I send out.  It takes about 3 mins to fill out and gets all the info Brian stated and more.  More importantly knowing that you are going to get all that info on the doc it allows you to stay present in the conversation and establish that relationship.  If you want the form I use just PM me.

Why not spend some of your time doing what you just said, reaching out and speaking with them? It's a lot of calls/emails, but if you want to be "good at it", it is probably more then your competition is doing. Personally I would have a list of my buyers, what they want, what they want to spend, and the area they want in. Then I would target properties that fit the majority, and send them to the entire group of people that may be interested.
