Multi family or Commerical Property with / Without Syndication

I am a new member to BP community and looking to move toward multi family purchase / rental and really appreciate feedback form community.
Little about myself - I have two rental properties, both are single family townhouse and have also primary residence which i live with me and my family.

We were looking to move into multi-family investing and appreciate feedback on locations for units in range of 25-50 which price range around 1-1.5M . 

We live in central new jersey area and love to join forces with same minded people for example for syndication...
