rates under 5.25% ? Anyone finding any- I need to refi a prop.

I need to refinance a house that is on an adjustable, and take out $100K to pay off another mortgage that is also adjustable. 

Looking for a 30 year fixed.  Total $337K   value of house is about $475K.
