Where to invest $ while looking for my next deal?

Question

I’ve started saving up money and I want it working for me while I’m looking for my next deal? Real estate is my priority, but money sitting in my account isn’t doing much for me while I look.

What do you recommend I do with my money to get a good return in the meantime?

What are you investing your cash in, other than real estate?

Hey Evan,I wouldn't recommend leaving it in stocks as those fluctuate a lot especially for the short term. You could put it in a money market account or a high yield checking account that earns 2% interest or more.You just dont want to put it in something that fluctuates too much or is not liquid enough

@Evan Mack how much cash do you have? You can buy some homes for really cheap in Detroit.

Vanguard is a decent option allowing for instant withdrawals, however the returns aren't that great with only around 5% annual ROI. I wouldn't suggest going into the stock market as what @Jake Stuttgen mentioned, it can be quite volatile so unless you're looking to invest long-term (5 years+) it's not worth the risk.

@Mike Flora I love this advice. I do have some marketing in play already thanks to some great advice I got from another investor. This money is my down payment or rehab funds for the next deal.

@Evan Mack I agree with @Mike Flora. If real estate is your priority, put your cash to work to build your business. Consider a campaign to Seniors with Long Time Ownership or Owners with Low Financial Stability Scores (FSS). Absentee Owners are also a good target if your market isn't too crowded with investors.

Check out AHP Servicing.  10% preferred return.  It’s an investment, so anything is possible - including the value to drop to 0 - but that’s unlikely.   I believe there’s a 2% early redemption within 6 months and 1% early redemption in 6-12 months.  I try not to pull from that if I can help it, but worst case scenario, the money is there and at least it’s working for me.  Higher return than bank assets, lower volatility than stocks, but certainly not without risk.  Do your due diligence and make the best decision for you.

@Evan Mack if your LOOKING for your next deal and real estate is your priority then put that money into marketing for your next deal your looking for. Website, direct mail etc etc. The more you get into real estate investing you start to realize your more in the marketing business rather than the investing business. EVERYONE is trying to find the deals and the only way to find them with some sort of volume is by effective marketing. Best way to spend some of that money your talking about.
