DO Bandit Signs HONESTLY work IM IN OHIO ?

Question

Hey I’m in Columbus, Ohio the state of thee Buckeyes and I’m fairly new to the idea of investing in property. So I’m more so wondering are bandit signs a proven lead converter ? And if , Yes which a lot of references are made toward that fact . And also anyone in thee Ohio area that’s actually drove for dollars ?

I call bandit signs all the time as a buyer to see if/what inventory these guys have, knowing full well what the answer will be. It's always "I'm talking to some buyers and should have something soon," or some variant of that. In reality, that's BS and they have no idea what they're doing. I just like to keep a pulse on the market.

Most of these signs seem to belong to people who go to one too many seminars and start dumping money into marketing because they can "start in real estate with no money." Then the neighbors rip the signs down a few days later.

All that said, I know plenty of wholesalers who do mailers and use other sources to find deals. But if you're looking at wholesaling, know that you're starting a business from scratch just like any other. And it's not the same as investing in real estate. But I'm just one opinion!

@Joseph Brantley Yes they work. They give your contact information directly to the Division of Real Estate so they can fine you for unlicensed activity...

Joseph, all forms of marketing work to a certain level.  You just have to track the money and effort spent to find that motivated seller but you have to answer that phone consistently when they call.  If you have a flexible job then it may be worth it.

Just like Ryan says these are typically the most entry level way to enter a market but you're going to get a lot of time wasters and you piss off local residents, city officials.  I call EVERY single one to try to see what they have but also to network with them.  Most sign guys have no idea about how to get past the first lead generation step so I offer to work with them.
