Air BNB in small cities or rural areas

Hi BP investors, 

I've always thought about Air BNB as great in major cities and tourist destinations, but learned of someone doing well with Air BNB rentals in a small city. Do you have any experience you'd care to share with doing short term rentals in rural or small cities? Are there particular things (like college or significant business that has regular visitors) you would want to make sure to have there? What obstacles and opportunities have you encountered with it?
