This looks awesome,@Victor Ong! Congratulations! So each unit is a separate coliving group? How many bedrooms in each unit? Or are you creating a community connection among all the units? What part of LA is it in?

Probably best to learn requirements from your local county planning department. Many of them have lots of info (including zoning laws) on the web. All the best to you!

I would love to get examples of good pro formas too @Chris A. ! 

Are any of you using good pro formas that also include construction+land acquisition and related loans? I'm working to develop a new small coliving rental project. I have used the BP calculator and want something more flexible.

@Juan Escarcega, I love the idea of coliving and I'm currently working to develop my first community in Portland. There are some that use the term "coliving" without really focusing on the nuances of community-building, but IMHO, community needs to be central to any coliving project. I'd love to hear more about your progress. Here's another great resource I've appreciated for learning more about details of coliving: https://www.youtube.com/channel/UCWeCRX1V3e1e3MmqlXHqFGg. It's a weekly podcast that has an abundance of useful info and insights. The podcaster, Christine McDannell, is great and also has a book by the same name, The Coliving Code

Hi BP investors, 

I've always thought about Air BNB as great in major cities and tourist destinations, but learned of someone doing well with Air BNB rentals in a small city. Do you have any experience you'd care to share with doing short term rentals in rural or small cities? Are there particular things (like college or significant business that has regular visitors) you would want to make sure to have there? What obstacles and opportunities have you encountered with it? Thanks for your update, @Faderera Aromolaran. I've got water lists from 3 cities/areas so far and working on 4th. I'm finding some do charge and so far no lists have been on line.

Hi Faderera, I agree with Mary. Great question. It's actually something I've just embarked on in my area. I'm finding some have more info than others on line and much is not on line (that I've found yet) for many municipalities. I'm currently working through public info requests with municipalities here for water (also heard about that from Max Maxwell). I'd be happy to share notes and see if we can help each other. Hi all, I know I'm late to this form thread. These are great points, and I think the greater Vancouver area has a lot of promise, but looking at Vancouver rentals I want to add (not with out some self interest) that scaling up to small apartments may be helpful. I currently have a property under contract in R-18 zoning that would take 6-9 units in nice area. It seems to pencil nicely with great cashflow for someone that is ready to develop/build it. Thanks! Hi BP community! I'm looking to find some ideas for utilizing about 6000SF of commercial land on a busy commercial street in Portland (near the airport). The rents in there may currently be too low to warrant development and construction of a nice, new 15k SF building now, so I'm looking for ideas for land banking with cashflow. There's a small house towards front of the lot that can be renovated and rented out, I'm wondering about dropping in tiny homes or renting out space for something else. What ideas/suggestions do you have?
