Post rehab inspection or home warranty?

In an effort to move my flip which isnt selling as quickly as I would like (it's past average DOM for the area) I was suggested to maybe do a post-rehab inspection to give first time homebuyers more peace of mind.

I was thinking offering a home warranty (even though that's not common for the area) may also accomplish that task.

Thoughts on which you've seen be more effective?
