Arizona Commercial Real Estate Contract

Hello.  I am in the process of acquiring a small commercial property from a seller directly (I am an investor not a broker).  It is a small deal and I am dealing with the seller direct but I am from Washington so I do not have the contacts in Arizona to track down a standard Arizona commercial real estate contract.  Can anyone help me out?  Is anyone a licensed broker and willing to share an editable version of a standard commercial contract?  Thank you!
