Well, what is included with the rent??

Question

Had a showing at my duplex where I’m hoping they don’t apply. I sense a headache if they move in. And they definitely did not read the rental ad.

They asked a lot of questions about what’s included in the rent. Utilities? Nope. Garbage? Nope. Washer & Dryer? Nope. Cable? Nope. Lawn Service? Nope. Will you fence in the yard? Lol. Nope.

“Well, what IS included with the rent?”

I've had similar situations. Get out there and after touring the property I get a "are pitbulls allowed? ....we have 3"

So we try to pre-screen as much as possible and hope people like this don't call or apply.

@Dylan Earl Some good points, to be sure. However, the area are all duplexes, and this is SOP for the area. Garbage is a private company, at $14 per month. And mowing their own lawn and shoveling their own snow is also standard for duplexes. All of my duplexes pay 100% of their own utilities, garbage, lawn, and snow removal. And yes, if the city fines me for lack of lawn service or sidewalks not shoveled, the lease states the tenant shall pay for that immediately. After having several maintenance issues with washers and dryers, I have stopped providing them as well. They're my number 1 maintenance call, by far. Sure, I could supply extra perks. All of us "could". But, I don't. And it's all right there in my rental ads. No surprises. Not tricking anybody.

My process is ever evolving. Sometimes, you’re just gonna have showings like this. Had the unit all rented out, until they “found out” their current lease doesn’t end Aug 31. Asked me to hold the unit for 6 weeks. Nope. To be honest, I have no idea if they planned that little trick, or if they really thought their lease was ending next week. Since most people don’t read a full rental ad, they probably didn’t read their lease.

I have a new place coming online today so I have to start the showing process and answering all the dumb questions.

This looks brand new and I have the rent set high to hopefully weed out the people who don't qualify in the first place.

Duplex is all rented out. Funny thing is, after looking around, this same couple came back. I chose somebody else.

It sounds like you've looked into the "Norm" when it comes to rental practices in your area. There are some locations where it is a standard practice for the Landlord to pay for some, if not, all of those things. If these potential tenants come from a different area, maybe they have different expectations. For the market I'm in, it's standard for the tenant to pay for all of these things unless they are living in multi family unit and the electricity is not metered separately. In fact, we recently renewed a lease on one of the units in a triplex where the main floor tenants are to mow the lawn and remove snow in exchange for reduced rent. Most of our rentals are located next to a college so a majority of our renters are college kids. My best advice is to get a good feel for what the renters are looking for before spending your time showing them the property. If you can vet them out prior to a showing, expectations can be set and you can avoid those extra showings for scenarios that definitely won't work. My biggest pet peeve is showing a group of college kids a rental house only to find out that they aren't planning to rent a place for another 9 months... but they were hoping we could hold the house for them until then. lol

No washer dryer is unfortunate but eh what do you do. As for lawn service, if they aren't renting the whole house and getting access to the full yard then I agree with them actually, they shouldn't be on the hook for lawn maintenance. I have so many cases of people sloughing it off and not doing it and then I get a call from city by-law and end up sending my own guys anyway... brutal!
