@Nathan Gesner. Well, I didn't make it through the entire posting, but all of these landlords do sound terrible. And as we know, there are absolutely some terrible landlords out there. I know I've had a couple back in the day. I just try to be the type of landlord that I would want, and let the chips fall as they may. I do have some high quality duplexes though, so everything usually goes pretty smoothly.

@Jonathan Mueller. This is interesting. And also scary. Is this your first property you've owned? Because that would be jumping in with both feet. And is there any way Airbnb might work for you in this endeavor? Maybe get the same rents by only having 50% occupancy? $50/night Airbnb? What's the going rate for other motels renting by the night in the area?

@Adrienne Patel. I believe, the last time I saw, RPM charges applicants a $199 leasing fee up front, and perhaps another fee each month? Make sure you verify this. It may sound great for you, the landlord, but it may be a prohibitive factor for applicants to even apply.

I have a daughter that will live in Tennessee for the summer doing an internship. I have a couple questions regarding the lease she was sent...
How long does the landlord have to return the damage deposit after she moves out? 30 days? 45 days?
Can the landlord charge a $75 "processing fee" for returning her deposit, even if the lease says this, and she signs said lease?

Anybody here from Martin, TN or Union City, TN? My 20 year old daughter is looking for short term housing from late May 2021 to early August 2021.
My daughter accepted a great internship offer from Corteva Agriscience in Union City, TN, which she is very excited about. It's a fantastic opportunity for her. So now, she is looking for short term housing while she relocates for the summer from Iowa to Tennessee.
Anybody with cheaper rentals ($500/mo) in that area? Anybody with ideas for locating such a specific place for a short term rental, especially since we are still three months away? We'd rather not wait until April or so to find her a place for the summer. I would think UT Martin students would have somewhere to be listing subleases for the summer, but I'll be darned if I can find it.

Don't replace until new tenant. Then charge old tenant. On a side note, I tend to change out toilet seats between each tenant (not necessarily charging old tenant). First, the new ones look great and appears like you've replaced the entire toilet. Second, toilet seats are gross.

@Steve K.. Whether they pay rent or not on time, I am getting rid of these people asap. Their problems are not my problems. I don't like these kind of tenants. There are plenty of tenants out there that are better.
And, btw, never collect rent in person or in cash. Ridiculous. As a matter of fact, my lease states if I have to come get the rent, or it is paid in cash, there is a $25 convenience fee.

Money, of course. But, deeper than that.....passive income at retirement. I was back to renting again after a divorce. Started all over. It didn't take long to realize paying rent was a great way to waste money. It certainly wasn't because I like tenants (of note: all my tenants are great. If you're my tenant, I was not talking about you).

@Will Gaston. Like most people, our number 1 business policy is; "No friends or family in our rentals". Ever. Period. Not a situation in the world where we change that. If a friend or family needs help, we will help them via some other method.

@John Underwood. A recent tenant did friend request me. He seems like a great guy. Professional. I'd definitely have a beer with the dude.....if he wasn't my tenant. I hope he didn't feel bad when I did not accept said friend request. It's just that, we aren't friends. Maybe after he moves out.
