Plan to move in 3 years but ready to take action; HELP!

Hey all! I'm ready to take action and dedicate my time to finding a great deal, putting it under contract, and renting it out. My strategy is house hack a small multi family (3-4) for my first deal, FHA loan with little money down, buy and hold rental.

The problem is...my girlfriend and I are planning to move in 3 years as we’ve decided definitely we don’t want to start our family here in Houston (will likely move to San Antonio).

Should I wait until we move to jump in or start here in Houston and plan to hire a management company when we leave?

I’m assuming no appreciation growth in 3 years to be conservative (especially when factoring selling costs but again, my strategy is buy and hold).

All your advice is sincerely appreciated!

Why wait?  Three years is a long time to sit out of the market. Look for a deal now. The years of loss aren’t the first years. By waiting you are losing the last three years of your investment career. That means you are potentially losing hundreds of thousands of not millions in passive income.
