Suburbs allowing AirBNB without it being primary residence?

Question

Hi, so far I'm going city by city looking to find out if anywhere in the Denver area allows non-primary homes to be rented out as AirBNBs. I saw that Aurora, Golden, Denver, Lakewood and Englewood (although they're discussing it) pretty much don't allow STRs unless it's your primary residence. Is there anywhere near there that allows it?

@Lucas Hammer look at Colorado Springs. They are Airbnb friendly and have solid rules in place. I'd be wary about buying an Airbnb in Denver metro. If you do, have a Plan B. I wouldn't be surprised if places follow Denver's lead.

Thanks for the replies everyone. Think I'm going to hold off on a second home in the Denver area for now until things get settled with the various governments. Everything seems like a moving target unless you want a long-term rental, which, if I bought, I'd want to use the property for myself, but not all the time.

Yes, almost every city along the front range has a primary residence rule. Colorado Springs does not, and we certainly have a lot of clients successfully running Airbnbs down there. (A caution on Colorado Springs short-term rentals, though ... the city council is discussing a possible density restriction that would only allow an Airbnb if it is outside of a 500' radius from another Airbnb. Follow the Colorado Springs Short-Term Rental Alliance on Facebook for updates.)

Arvada is interesting as well. They have a proposal that would set a plus-one type of short-term rental policy. By that I mean, you can operate in your primary residence plus have one other short-term rental for investments. They have NOT voted on that, so don't do anything without understanding the likelihood of that passage or without having a plan B.

@Lucas Hammer have a plan b wherever you buy. The Springs is discussing capping the number of permits right now.
