Question about Las Vegas Rental Properties and Utilities

Hello again BP!

I have a property rented out to a great tenant here in N. Las Vegas and I believe I saw recently that someone posted in the forums that here in Vegas it's better for the landlord to keep water, sewer, trash (all paid on one bill in N. Las Vegas) in their own names and add it to the rent. (I think the reasoning was that the city can lien the property) I was surfing the MLS just now and saw "Tenants are responsible to pay a monthly $23 for Sewer and $18 for trash in addition to the rent." Which is not an uncommon term to see in the agent-to-agent remarks so I'm curious as to why that is? Should I be doing the same when I sign my next lease?
