Friend is a Motivate seller

My friend is a motivated seller interested in selling her home. She owes ten thousand left on the mortgage. I’m apart of an investment group and came across people interested in that area. I never done a wholesale deal but is it possible I can profit while helping her get rid of the problem?

So it it's unlistable, you might be doing her a favor if you don't take a huge amount of proceeds from it. Chances are listing it on MLS and selling it to a handy owner occupant is her best case scenario, but exigent circumstances could exist.
