Buying SFH With Tenants Already Renting
What do you guys think about buying a SFH with tenants already in place? I'm going to purchase my first investment property in the next 2 months and I met with a realtor today. She asked me if I was okay with buying a property that already has a tenant, and since I got blindsided by the question I told her yes, that I was okay with it.
How does everyone feel about this?

@Joel Polanco Ask to see the rental history to see if they are current with the rent and whether they have a good history of paying on time. You can also ask for the maintenance records which might show any tenant related damages.
