Where are all my OHIO investors?

Question

My wife and I are digging deep in OHIO and all the reserch we've found have landed us in 2 markets in Ohio, Cleveland and Cincannati. Does anyone have any experience with PROSPER CLEVELAND or Retire with Real Estate Turnkey providers? Any information at all would be helpful.

Good deals in solid markets are challenging, just like many markets inventory is extremely tight. IMO chat with a few realtors not just one as different agents have different levels of familiarity with different pockets.

Be patient to find the right deal, keep in mind point of sales, and what cities are rental friendly or have costs/inspections associated with it.

My only property is in Cleveland and I have lived in the area my entire life. What to you want to know?  I like what's happening in Cleveland. On the westside you have Battery Park with condos starting at a quarter million and a lot of the surrounding areas are getting the benefit from the areas new found appreciation. I saw this trend and that's why I decided to invest in the area. I am part owner of a multi-use building with two storefronts and 4 three bedroom apartments. What exactly are you looking for? Perhaps this could be a good networking opportunity.  (I am very new to the Bigger Pockets site)

Account Closed My wife and I are not from Ohio and we live in California so maintaining properties our selfs is out of the question. Most properties offered do provide a 1% rule with some even higher. We are looking for SFR's with strong cash flow. We've heard many big name investors refer to Cleveland and Cincinnati as those markets but havnt been able to make the numbers look as appealing as would like them to be. Still have our fingers crossed though.

What is it about Cleveland and Cincinnati that you like?

I assume those companies will feed you 1% rule houses which you can buy if you want, or do more work yourself and get 1.5% - 2%.

Hi everyone! I'm a brand new out-of-state investor, and starting in Cleveland as my target market. Hopefully going under contract on my first BRRRR deal tomorrow. I was originally attracted to Cleveland because the barrier to entry was so low, and I love all the old turn-of-the-century properties waiting to be brought back to life. But I got scared off all the cheap eastside properties by the first RE agent I was in contact with, who said those areas were really dangerous and I'd have nothing but flaky tenants. Can anyone else speak to that experience? I've been focusing on the NW areas instead, even though the numbers aren't as easy, because it's my first deal and I'm scared. But I would really love advice on good cashflow neighborhoods to look at, where I wouldn't need much cash up front. I know I'm new, and it's not supposed to be easy at first, but I feel like it's been really difficult to find deals in good neighborhoods where the numbers will actually work. Thank you so much for any advice!
