Buying My First Duplex FHA Loan Info.

Can someone explain to me the process of getting the FHA loan that only requires a 3.5% down payment as long as you live in one of the units ?

I am 18 and am looking to begin investing in Real Estate as soon as possible so any extra tips would be very helpful !
