New to investing, deciding on two markets

Hi! New to investing and in future I’d like to diversely invest in different kinds of real estate. I’ve been doing research, watching videos, and currently reading “long distance real estate investing” by David Greene. To start I cannot decide between doing a vacation rental long distance (maybe Galveston TX or Myrtle Beach) vs a closer to home college town rental (Muncie, IN). I can see pros and cons for both, but cannot decide which would be the better starter. Thoughts?

I would recommend new investors start investing where they live before trying to go OOS.
