Thanks for everyone’s replies!

I’m looking at two campus rental properties at ball state in Muncie In. Both have renters and have renters for the upcoming 20-21 school year. I’m working with a realtor who specifically helps investors for that area and has a property manager he is recommending as well.

That being said, I’m nervous about this investment with the current pandemic. What happens if they decide to keep colleges online?

Hi! New to investing and in future I’d like to diversely invest in different kinds of real estate. I’ve been doing research, watching videos, and currently reading “long distance real estate investing” by David Greene. To start I cannot decide between doing a vacation rental long distance (maybe Galveston TX or Myrtle Beach) vs a closer to home college town rental (Muncie, IN). I can see pros and cons for both, but cannot decide which would be the better starter. Thoughts?
