Finding Investors Looking for Properties to Flip
Hello BiggerPocketors!
I'm just getting started on my journey in Real Estate investing, and my first steps will be possibly wholesaling a few properties first to get some quick capital to fund future rehab projects of my own. I haven't yet saved up enough capital to embark on flipping myself, but I'm wanting to get as much experience as I can in finding flip projects, analyzing and estimating repair costs, and developing relationships prior to my first rehab. How would a wholesaler go about finding and connecting with investors looking to invest in flip projects?
All information is greatly appreciated!

You will get nowhere as a wholesaler trying to build your business with online lead generation. That can help later, once established, but is not how to build a wholesale business. Thinking of wholesaling as quick cash option is a worn fallacy, it doesn't work like that. It takes a long time to develop a buyer's list and property flow at the same time to generate the credibility as a new wholesaler to sell the deals and you can't sell and market the deals if you don't know ARV and rehab costs to a tee. You would want to shadow and befriend a local wholesaler and see if it's even what you think you are signing up for first. Your best distressed off-market sellers are older and have high equity and aren't clicking on Facebook posts.
