Marketing Listings to sell asap

Hello everyone, I hope everyone is having a great weekend so far! My name is Diego, my father and I along with a group of investors buy and hold multis and mobile home parks. I have decided to get my Real Estate License to expand my knowledge on all aspects of the real estate business. Im taking my Real Estate brokers exam 1 month from today, I was wondering what type of marketing tactics agents are using to market their listings. Is there any difference between marketing a average home vs. a luxury home?
