What are the Best Ways to Prospect??

Question

We have just established a short-term rental management company. In the past, we have hosted our own Airbnbs and now want to expand to help others before getting involved in rental arbitrage. We have considered absentee owners and expired listings, but were wondering what other ways we could go about connecting with host/landlords who may want to start a short-term rental business or may be looking to expand and connect with a short-term rental management company. Any suggestions??

Look for rich lazy  people who can afford to pay 30% for someone else to do what they could easily do for themselves.

Look on the mls for rental listings that have been there for over 3 months.

If you can get access to owners starting or finishing an eviction,

Find overpriced rental listings that may sit for a while.

Find properties for sale where owner financing may be considered. Offer a profit share with them.

Find properties for sale that have been on the market over 6 months with no activity.

Use the "shotgun" method.  Try a little bit of everything and one of the approaches will work.  I'm on Airbnb and get 3-5 inquiries a year, which I all deny.  I'm on Craigslist and get get 1-2 inquiries a week, most of which I accept.  I also get inquiries from a billboard in a parking lot where refinery contractors must park.  Also get inquires from a vinyl magnetic sign on both doors of my truck. Also get inquiries from pens with my advertising on them that I hand out.  Also get inquiries from people that take a pre-employment or random drug screen from me.
