Contract for Investor for my 20% down payment

Im wondering if there is a generic fill in the blank contract on here that I could use for the deal I have with an investor that is going to lend on part of my down payment on a multifamily property Im buying. He is not going to be on the property or the loan, and isnt interested in collateral, he also doesnt care to have attorney draft anything up. He said he wants me to do it. Which Im fine with, but would prefer a doc to go by, so it contains the language that you would expect to be in a contract, not the back of a napkin.
