Requirements to rent a room in your home

Hello! I am remodeling my basement and wish to rent out a portion of it, to include a bedroom, bathroom, and kitchenette. I plan to install a door in the hallway to keep this area separate from our living area. Where do I look to find all the legal requirements I need to follow to rent this space out? Some questions would be - do tenants need to be able to adjust heating/cooling for their area? Do I need to have certain terminology in the lease? Do they need their own parking space? Etc Etc. Any help would be truly appreciated!!
