Best way to calculate BRRR closing costs

Hi Guys,

I have been evaluating properties for BRRR in PA and need to know the following. How do you guys estimate closing costs during purchase and refinance? How do we estimate insurance costs on a property before we finalize the deal? Are there tools or blogs you can send which will help in estimate cash flows before we get to the property?
