Hi Guys,
I have heard some podcasts on bigger pockets where some investors have a strategy to focus on tenants first and then the property and keep the vacancy rates low. Can you share those investor names, books on it and any youtube channel which they have? I vaguely remember a podcast I listened a year ago but could not find the podcast. Any help on this would be appreciated?

I am looking to purchase a property in 38141 zip code in Hickory Ridge-South Riverdale neighbourhood on a single family 3 bed 2 bath room property. I would like to know the following based on your knowledge of the area.
1. How likely is the property to appreciate 5 % year over year over a period of 7 years from 2024?
2. What are the top 3 criteria you think on why the appreciation will increase or decrease over a period of 7 years?
3. How likely will the rental appreciation be 3 percent year over year for a period of 7 years and why?
4. Are there any criteria I need to consider about this area which can throw my appreciation and rental increase way off?
5. Is there any risks i need to consider on when I invest in this area?

I want to purchase a property on Westmont Circle , Little Rock, AR 72209 as a turnkey investment. Please let me know if you know this area or have a property closer to this and answer the following questions.

I am looking to purchase a property in the White Haven-Coro Lake neighborhood on Berta Road, Memphis, Tennesse. This is a turnkey investment, and I would appreciate it if you guys could provide me with answers to the following questions.
1. I am looking at this as a cash flow play and would like to know if this neighbourhood has the potential for rental hikes around 3 to 5 percent in the next 5 years?

Thanks @Joe Norman @Kevin Sobilo for your replies. To clarify, I did get a rental license before I got my tenant and the issues I am facing now are part of the yearly rental inspections where the communication between me and the property management company broke down last year on the rental inspection follow up steps. I will get the items done and keep you all posted on any items

Hi Guys,
I have properties in Colwyn Darby. I have been working on rental applications where the county issued some fixes last year. Unfortunately one of the issues was a major issue like fixing the kitchen hardwood floor which will take substantial time and money. I was not able to get it fixed last year due to lack of quality contractors. The county called me today and threatened me with a citation. I am still working on this issue and am in the process of getting a rental license filled out again. Can you please explain what are the impacts of a citation on my property and How can I manage it? I have a property management company that is handling this but running into issues. The tenants are impatient and keep calling the county on small issues and the county keeps calling me.
Here are my questions.
1. What are the impacts of a citation on my rental property and can I defend it in court?
2. How can I avoid huge costs on rental inspections and ensure I get rental licenses for properties?

Hi Guys,
I am trying to revisit my strategies on investing in Delaware. I would like to know which sites are reliable to do some market research on population growth, and income on zipcodes, and counties in Delaware. I am looking at pockets of areas around Kirkwood highway, Route 13 Newcastle closer to bear which is growing and pockets of Wilmington. What are your thoughts?
