Hi Guys,

I am new to the foreclosure process and looking for websites like foreclosure.com which can provide me with a good amount of listings for foreclosure homes for DE, PA, and MD. Do you guys have any good recommendations on websites that provide this service similar to foreclosure.com?

Hi Guys,

I have a rental property in Norristown PA which is almost done with the rehab. But the county requires lead testing as a primary requirement to get UNO. I stupidly did not fully paint the property due to advice of a gc. Once my lead testing failed the first time, I was told to just paint the windows sills and wipe the floor. Still, the property failed the lead test again and I am now clueless. I am thinking of completely repainting my house and doing a professional cleaning on the property. I am still worried about the outcome of this. Any advice on how you guys managed your lead testing in your rehabs and any good professional lead testers around Philly or Norristown area?

Hi Guys,

I am a real estate investor from Delaware. I have properties closer to the Hockessin area at the moment. However, I am seeing a lot of activity closer to Newcastle around route 13 where there are 2 amazon warehouses, and warehouses in Middletown which are spurring interest. What are the zipcodes and areas in Delaware do you invest in and get good cash flow? Any recommendations on zipcodes for ARV. My hunch for ARV is

1. New castle 

2. Middletown

Hi Guys,

I am looking at a refinancing on my property in PA area where I am considering a 5/1 arm vs 30 year fixed loan option. I am assuming 5/1 arm is a better option given the interest rates are subject to change with Fed decision and this will give me a lower monthly payment option. The only con which i need to confirm is whether 5/1 arm interests can be deductible from a tax stand point. 30 year fixed is an option but the interest rates on commercial are around 8 to 9 percent compared to 5/1 around 6 percent. Any thoughts on pros and cons on 5/1 vs 30 year fixed given these economic conditions?

I am looking to purchase properties for foreclosures, bank owned reo etc as part of my strategy to expand. I am looking at properties in DE, PA, MD, NJ to start with on this. I was looking at foreclosure.com website and want to know your experience with the website and how reliable is the data? Do you also recommend any other website similar to foreclosure.com and list pros and cons? Also, i want to understand the foreclosure process more and would appreciate if you can point me to a blog, website, or book to read up on it more.
