@Steve Uhlig Can you please share the link to the meetup as i could not find it? I am interested in Norristown as I own several properties in this area.

@John B. I am curious to know on what you decided on Norristown. I have 2 units there and looking to expand more. I think the water and heat question comes from property management company policies and you can have your tenant pay for it based on your preference?

I am an investor based in Philly and have a rental property in Darby which is rehabbed and has a tenant in. I am looking for 30 or 15 year mortgage for my rental property which is in my LLC. I would like to know if there is a website where I can submit an application and get credit unions to send me estimates around Philly area. So feel free to pm me on this or let me know if there are some good credit unions where I can get a good quote?

I currently use Apartments.com to collect rents for my properties and also use a property manager as well. I am looking for one cloud based tool where i can track all rents, expenses and run reports like net operating income, cash on cash etc. What tools do you use currently and what is your experience on them?

Thanks Jill for your reply. That is my plan. We admit it is a mistake and plan to return all the stuff with the property ASAP. Before I make a call on the deal, is there anything I should be on the look out for with the seller, wholesaler etc to avoid any future legal issues?

Hi Guys,

I was looking at a property in Norristown PA which I was planning to close in the next 2 weeks. I had a situation where the contractors who visited the property with me for a rehab estimate took a box full of baseball cards. Now, in all honesty, I was responsible for overhauling all the trash as part of the rehab. Now the seller is trying to lodge a police complaint on a theft case and my wholesaler is after me on it. I asked the contractors to return the stuff and they are about to return the box with baseball cards on it. Now I am thinking of walking away on this deal and losing 5k on it. Do you guys know of good lawyers around Norristown who can help? Have any of of you guys dealt with these kinds of issues and if so any thoughts on how to handle them?

Hi Eric, Yes it is a medium buy and hold for 5 years minimal and see the ARV up at this point. Would you agree with Norristown fit the box or what areas in PA are ARV play vs cash flow play?

I am in the process of purchasing properties in Norristown which I anticipate an ARV play for the next 3 to 5 years. The reasons are closer to the king of Prussia, growth of many businesses and trainline to philly. Is my assumption wrong or what do you guys think about it? I am also thinking of Philadelphia as a cash flow strategy due to low taxes and higher rents. What are the regions you think in PA would be an ARV play and Cash flow play?

I would like to know if you guys have a checklist that you use to inspect new homes as part of your buying process. Sometimes we don't have a contractor with us and so it would be good to know what things to look for, red flags in the property which can increase the rehab price and neighborhood as well?
