It's REALLY time to invest in SFRs now!

So I have accumulated 143 "doors" in Oklahoma City over 18 years, and I am 63 years old.  I have NEVER seen such a promising environment as I see now, with rents and values rising.  Who's with me?

Hold the phone gang . . . do we have the logic here backwards?  

The rallying cry here is "it's time to buy" . . . asset prices are up, up, and up some more.  The sellers' slowness or unwillingness to sell at numbers that pencil out as an investment are great illustrators of why it's a great time to sell (so long as you don't have to redeploy that capital into the same asset class) . . . So why are we saying it's a great time to buy?

I want to cheer with it because I do love OKC and I'm confident in our economic future, but I want to make sure we aren't the Gold Rush crowd of 1854, who have seen the good gains and though 'surely it's a great time to mine!!!".

What leads you lot to think it is specifically a good time to buy rental properties in OKC?
