Does anybody live close to Gary Indiana? And familiar with the area well?

I live and have rentals in Gary. Recently there has been a lot of appreciation, and people are flipping. Prices are still well below national average, but not the $5-6k / house that was so common a few years ago. I've noticed a lot more outside investors in the last couple years.

As with any market, you have to know the market and know what you are doing. If you are only familiar with more normal areas you might struggle here.

Hi Mary Jay,

I started my business there many years ago, so I'm very familiar with it. If you're thinking about investing there, be VERY careful. House prices are low and it's almost impossible to flip there. There are a few small areas that are good for rentals, but it's a very tough market. If you'd like to know more, message me and I'd be happy to share my knowledge with you.

I am a PM in that area.  Would be happy to discuss any questions you have.  Gary is a cash flow play and not so much appreciation.  It has its challenges but some have had a lot of success there.
