[Calc Review] Help me analyze this deal - DFW metroplex

Can you please look at my expenses?  It's for a 3-2 SFH in the DFW suburbs. I think overestimated expenses to the point this won't cashflow. I couldn't find the exact property tax yearly cost on the CAD because I don't have the address (it's off market). Estimated that from SmartAssest property tax estimator. 

The gross monthly rent is on par for a house of similar size in the Haltom City, Texas area. I put in the following percentages:

Vacancy = 5%, capex = 5%, repairs/maint = 5%, managment fees = 10%, garbage = $40.  All other consumables (utilties, etc) will be paid by the tenant. No HOA.
