How to purchase rentable condo - Miami Beach?

Hi,

I'm a new investor and looking into my first property in Miami Beach, but from my current understanding, a lot of condos in Miami Beach depending on building or contract are not rentable. How to find the one that is rentable or what to look for?

Most condos on Miami Beach are rentable. However most condos on the beach also have rent restrictions with the length of stay of the tenant being a big one.
