Can TDS be delivered before the purchase agreement was signed?
If the buyer received a generic info packet, which contained a copy of TDS, and the buyer reviewed generic property info packet before signing the purchase agreement. On a later date, the buyer received TDS (not sure if it's the same as the one reviewed previously or not) after signing the purchase agreement.
Is it legal for buyer to cancel the contract 3 days to signing the contract OR 3 days to the date the buyer received TDS after purchase agreement is signed?

After the TDS is delivered to the buyer they have 3 days (if delivered in person) or 5 days (if mailed ) to cancel the contract The law does not tie the delivery of the TDS to the inspection. Most agents deliver the TDS immediately after the signed purchase agreement
