Newbie on Lease Option to AirBNB

I found a studio for 800rent a month in Las Vegas couple blocks from the strip and was wondering if it would be a good deal to Lease Option it and put it up on Airbnb ? 80% occupancy would have at least a 65-80% return. I'm new but from what I've learned it sounds worth it.
