2022 Most Competitive Commercial (long-term) Lenders
Hello BP Community,
I'm looking to acquire small (<$2.5M) MF commercial property (currently in Tennessee) using a long-term buy-and-hold approach. I'm looking for suggestions on 2022 commercial lenders with the best, most competitive terms for long-term lending (minimum 20 year terms). My goal is to lock a rate and 30 year term. Would anyone be willing to share their recent lender experiences and terms on their commercial properties in this niche? Even if you're currently in the shopping process (as I am), what are you seeing from your potential lenders?

@John Dais...what type of commercial property? Where in TN? There are lenders out there who are offering longer term lending, but you're not usually going to find those long of terms at a bank lender because they don't make enough money holding notes that long. Being a broker in this space, the lenders offering 30 year terms (true 30) are non-bank, non-depository, usually backed by some type of hedge/debt fund or other type of institution. Just my $0.02
