Think syndication would be your best bet.  Or you could find a partner with little capital who is willing to do all the work, tons of us out there that lack the money but have the knowledge/hustle.

Hey @Barry Ratliff.  Great question.  I recommend you vet syndicators and/or funds and invest with them.  First I would get @Brian Burke‘s BP book The Hands-Off Investor. This book will teach you how to vet syndicators and deals.

Then I would visit Jim Pfeifer’s Left Field Investors and Ian Ippolito’s Real Estate Crowdfunding Review to get reviews and information about lots of specific syndicators and deals. Happy Investing!

I have been passively investing in low involvement RE in Texas for for the last 8 years.  Over 20+ CRE deals with 7+ syndicators - yield plays, value add, deep value add, and developments.  6 went full cycle in the last 2yrs, all exceeded projected returns.  Texas is an amazing market for these types of deals.  Lots of out of state money flowing into these types of assets.  Sent you a PM so we can connect and I can get you in contact with some folks in the market that I have invested with.

Agree with @Landon Bleau - if you want truly hands-off, low involvement real estate investing opportunities, syndication is the way. One of my syndication partners is based in TX, and he works on deals locally, but the beauty of syndication is being able to get involved in other markets (that may have better returns) too - he does a lot in Cleveland as well.

@Barry Ratliff  I’ve had good success with Fort Capital in Texas.  They focus on light industrial and could be one asset class and geography worth looking into.  DYOR

@Barry Ratliff   WOW what a history and wealth of knowledge....you'd be a fantastic speaker at any investment club.

If you are accredited, then I would be looking at syndications.....NNN, apartments, storage, industrial warehouses....that's the passive part.

Almost everything everyone else says is passive is probably really active....even these activities above can be somewhat active until you hand over your money.

Problem with REITs is that they are retail investments with a lot of middle men.

Syndications are investing directly with the sponsor with better LP fees and carried interest terms.

REIT's are also incredibly passive too. I like good sfr's and turn it over to property manager. That has been super passive cash flow for me. Tenants tend to stay in the houses for quite some time and many take care of the issues themselves.

Not a real estate strategy - but figured everyone will discuss that.

If you have a concentrated portfolio (i.e. stocks), you could look into writing covered calls on your positions to generate additional income.
