Tenant Moved Out, but Boyfriend Refuses too.

Hi Everyone,

Newest landlord here. Long story short, my partner and I purchased a property with tenants. One tenant is particular we asked to leave at the end of her lease. She fulfilled that request, but her boyfriend, who is not on the lease is refusing to leave.

Any suggestion outside of posting evicition notice and filing. I plan to move forward with that. 

With him not being on the lease, does he have squatters rights at that point?

Start the eviction and put his name and your tenants on the eviction notice.  Let her know.  Perhaps she can encourage him to leave because it will go on her record.  She let him move in, so she's also responsible.
