I want to know the exact process (in terms of what paperwork needs to be filled out) for buying a property directly from the seller.

If you don't even know what paperwork is required, you might not be ready to buy direct off-market. Who helped you with the valuation and how do you know you are getting a good deal? Is the seller open to inspections and how are you financing the deal? An off-market contract can be as little as one page but should be around four pages to make sure you protect yourself and the deal.

A purchase contract can be written on yellow lined note paper. It needs a price, a close date, amount of earnest money deposit, who pays for what, and signature/dated of buyer and seller.  Once signed your lender can open title and or escrow/attorney (depends on the state) will type up all the legal ins and outs also to be signed by both parties. There are a number of different forms required by the state location. Everything should be signed in first or second day.

Next the lender submits all your documentation needed to an Underwriter. You get an insurance quote, an inspection, and pay for the appraisal.

Lender might need appraiser to complete a rental survey, which you also pay for. You will have wired money for the earnest money deposit to title company, paid for appraisal by credit card, inspection by credit card, and perhaps any surveys or property specific (if there is a HOA you need their documentation and they charge for it).

I just bought an off-market property.  We negotiated the price and then I provided them a sales contract with appropriate disclosures.  As the others have mentioned, the next step is the title company and/or mortgage company if taking out a loan.  The title company and lender really took it from there for the most part.  Just make sure to get all of your due diligence completed within the required time frame and if you are borrowing you probably want to make it contingent on the financing and/or appraised value.  Feel free to reach out if I can help you further.

You need a purchase and sale contract. Any disclosures required by state law. If it is built before 1978 you need a federal lead paint disclosure form.

"I used several modeling tools to evaluate the deal." - this tells me you are not ready to do a deal. What does this mean? A modeling tool can't you tell you how a house feels, smells, lays, etc. If I am reading between the lines, you have not seen the property.
