How to split buyers agent commission with homebuyer?
We're looking to buy a home in our same community. Its a new construction, we've already worked with the builders agent as that is who we bought our previous home from. The community mandates the builder pay a 6% agent fee. The builders agent cannot represent us. So if we bring our own agent, we'd like for our agent to take 1% free then we get 2% fee off the price of the home. Essentially our agent is getting 1% to handle the transaction.
Can anybody suggest a method to do this? We're in the state of TN if that's relevant.

Commission rebates to buyers are illegal in Tennessee. So you are out of luck.
There are 10 states where this is illegal.
Alabama, Alaska, Iowa, Kansas, Louisiana, Mississippi, Missouri, Oklahoma, Oregon and Tennessee.
