HPR in Nashville Area (Build second unit only)
Would it be possible to build second unit only?
Say a R6 lot, which is already eligible for 2 builds, has a good standing structure (house). Instead of tearing down the existing structure to make way for two new units, can I just retain the existing structure and build only the second unit? The existing structure is around 1300 sqft. The second unit (new) to be 2000 sqft.
Is it legally possible to build just the second unit only? Or is it must to tear down the existing structure to take an advantage of 2 unit HPR.

Yes, and it's done all the time.
You can also HPR the property and sell the second parcel.
It's only possible if the building envelope allows for it. Meaning you have to have enough space on the lot to not have to tear down the existing structure.
If it's a unit in the back and doesn't have a rear alley, it might get tricky with fire code due to limited access from the front of the street. It really just depends on the lot, but yes is the answer.
