Should I Buy My First SFR in Ferguson, MO? (First Post)

I'm born and raised in North County. I want to buy my first SFH rental, but my budget is pretty small. $100k or less... Very small pool to choose from. What do you guys think about southern areas of Ferguson? A little rougher, but the question that matters is - are rentals making money? 3-4 bedroom/1.5-2ba. Thanks so much 🙏🏻
